We loved our short break at the Aynetree Guest House. It is clean, comfortable and in great location. It is situated beside a bus stop that will take you straight into the city centre which is handy. Although we stayed in a room facing the road, we had a very peaceful and quiet nights sleep because the road isn't busy after about 9pm. We woke to an excellent Scottish breakfast served by Brian and Anne (who were friendly and had time to answer our many questions!) Overall, we would highly recommend this guest house. Will be back!

Quiet guest house, convenient location, within a 10-minute walk to the nearest station with easy access to local attractions.

15 minutes by bus to the centre which was good. Bus arrives every 5 mins. One day the snow made the journey longer but that was understandable as all traffic moved slowly. Could see the Queens park from the window (were Holyrood Palace is). The Princess street gardens were very lovely and so was the Botanic gardens.Clean and friendly place to stay.
The snow slowed down the journey and some of the restaurants had to close also (in the centre).

The peace and quiet was wonderful after 10 days driving through Scotland. Place was clean and breakfast was excellent.

Nice, newly renovated room with modern bath facilities.
We were shocked by the lack of cleanliness. Our room was filthy, with hairs and stains on the bed. The service was abominable. The owner was rude and dismissive when we raised concerns about the state of our rooms. The heating was inadequate, leaving some rooms ice cold, unacceptable for the price charged.

I thought that the hotel was quiet and peaceful with a lovely friendly couple welcoming us on our first day. I found the overall service more than helpful and our room was cosy and everything we were expecting it to be. Both myself and my partner were pleasantly surprised with thee asy access to the town centre and the hepfulness of the manager who pointed out which routes were best and which buses to use.
We have no complaints everything was above our expectations

The owner was super helpful with local tips and even gave us rides for less than Uber. We visited the castle and checked out the Scottish National Gallery. The rooms werevery comfy and tidy, perfect for our group. Parking was available across the street, a big plus too.
One downside was the hot shower that took a while to warm up, a bit annoying early in the morning.

The location it offers is excellent, close to the Holyrood Park and Arthur's Seat, Old Town museums and the beach promenade. Duddingston district is worth seeing. Beautifully decorated rooms complete with lovely views of the front garden and a very comfy bed.

Very welcoming owners with host of valuable information regarding the city and surrounding area of Edinburgh. Comfortable accomodation and excellent breakfast - altogether a very pleasant stay, very easy bus transportation to city also - frequent bus service to centre.
